The following are just some of the items checked
during the 20 Point Inspection:
We will check the thermostat for proper operation
and calibration. Thermostats can short cycle or run
too long increasing electric consumption.
For every
degree your thermostat is off adds an additional 3%
to your monthly electric bill.
Your ventilation system will be inspected for proper
airflow as well as air quality. We will examine all
accessible ductwork for leaks that may be venting
conditioned air into the attic or even outside your
home. The ductwork will also be checked for build up
of dirt, dust, and organic growth.
The presence of
these elements in your ducts can not only increase
utility bills by decreasing the efficiency of the
system, but also irritate any existing health
issues. On average, almost 15% of cooling energy is
wasted due to duct leakage. That is $135 per year
for the average home owner. (This figure is based on
energy calculations by APS using the APS Standard
Plan. Your actual energy costs may vary.)
We will measure the temperature of the air entering
the system through the return and subtract the
temperature of the air coming out through the vents.
This is known as the “split” and is important in
helping us determine the efficiency of your system’s
operation. If the split is too high or too low it
can indicate a possible problem with the unit.
If
needed, up to one pound of Freon is included with
the inspection. One pound of Freon is a $95 value in
itself.
All accessible electrical components, particularly
the contactors and relays, will be checked for signs
of burning or arcing. The electrical inspection also
includes checking the wiring and taking amperage
readings on the compressor and fan motors. All
electrical connections on the unit will be checked
and tightened to ensure your safety.
We will inspect the automatic blower assembly for
proper operation and all accessible moving parts
will be lubricated including the fan motor and
bearings.
Dirty coils reduce airflow, air quality, and greatly
increase the strain on your unit and your utility
bills. We will perform a thorough inspection on both
your evaporative and condensing coils. |
Sludge and rust buildup may exist within your drain
line and pan causing odors or costly water damage if
not addressed in a timely fashion. The technician
will inspect this as well.
